How much can I borrow?
The amount a lender is willing to lend on commercial loans depends
on several factors including:
* Value of the property
* Size of deposit to be contributed by the mortgage applicant
* Maximum loan to value (LTV) ratio that the lender will sanction
for the type of property
* The mortgage applicant's business plan
Most lenders will offer a maximum loan-to-value
ratio (LTV) of 70 percent of the value of the property when making
a mortgage however, lenders will offer more if the loan in question
makes viable commercial sense. In this situation we contact the lenders
and discuss the case scenario individually.
